The Center Court Building
122 Court Street, New Haven
Background
122 Court Street is located at the Center Court Building which is
situated in the heart of downtown New Haven between the State Street
Train Station and New Haven’s Financial Center. The building
consists of two attached structures: a 14-story residential tower
dating back to about 1916 and a 3-story addition constructed in the
1980’s. The property was most recently purchased in 1997 and,
until March 2005, had existed as Class B apartment rentals in the
tower, office space on floors two and three, and ground-level retail
space. In March 2005, the residential rentals were converted to 74
condominium units ranging in size from about 350 square feet to 1,180
square feet.
The previous owner packaged the retail and office components of the
building (the first three floors plus two basement spaces) into 16
condominiums, which house about 14,000 square feet of vacant office
space and approximately 4,000 square feet of retail space. This space
is both aesthetically and functionally separate from the tower with its
own prominent entrance at 122 Court, a separate elevator, and an
independent lobby featuring a 30-foot tall atrium that is capped by a
skylight.
Development Plan
The developer negotiated the purchase of 16 condominium units at 122
Court and is converting them into fourteen residential condominiums and
two ground-floor retail condominiums. Wareck Real Estate, LLC is
utilizing and expanding upon the existing base building mechanical
systems, fire systems, and electrical systems where possible. The
renovations will include further upgrades to the lobby entrance,
elevator, and common areas in order to brand a new image for 122 Court
as upscale condominiums. There will be ten spacious one-bedroom condos
and four sizable duplex two-bedroom condos. Units are planned to have,
among other features, open kitchens with granite counters, bathrooms
with marble-topped vanities, plentiful closet space, and washer/dryer
hook-ups. Units will be available for pre-sale in May 2007 and
for move-in during the Fall of 2007.
The building provides substantial amenities to buyers, including a gym,
nearby surface parking, laundry facilities, conference room, basement
storage, and an onsite property management office.
